Large double-room (sharing bathroom with one other room). This well-furnished room is to the front of the building with an open view towards Holyrood Park.

Since June 2005 I have been successfully providing both standard and executive homestay accommodation for international students attending university and language schools in Edinburgh, as well as for visitors simply coming to the Scotland for a holiday. I have an excellent reputation for being a first-rate host, providing an exceptionally high standard of accommodation in a private, strictly NON-SMOKING, home. The accommodation provided is available throughout the whole year and can be booked for as little as one week.

The accommodation is in a large, second-floor flat located in the city’s Southside/Newington district. There are three rooms available for guests, consisting of one large twin-bedroom (though can be changed to a double) with an en-suite bathroom (suitable for guests wishing to share or requiring executive-rate accommodation), and a large double and single bedroom (both sharing a large bathroom). All rooms and bathrooms are tastefully decorated and the bedrooms are well furnished with wardrobes, chests of drawers and desks/work-stations.

The twin-room is to the rear of the flat, over-looking a well-maintained large communal garden, whilst the double and single rooms are to the front and have a magnificent view of St Peter’s Church and Arthur’s Seat. Guests have access to the fully equipped kitchen and separate living-room. There is a dining table in the bay window of the living-room where meals can be taken. The flat benefits from central heating and constant hot water. Guests also have access to the landscaped southwest-facing garden. Free Wi-Fi Internet access is also available to guests.

Prices include all utility bills, a weekly change of bed-linen and towels, room cleaning, and a self-service continental style breakfast.

The location of the property is ideally situated for visitors to the city, being easily accessible from the bus and train stations or airport bus terminus. Being on a major arterial road, the flat is well served with buses to all parts of the city, although the city centre itself is within easy walking distance. Local amenities, within 10 minutes walk of the flat, include the Meadows park (with public tennis courts), Holyrood Park, the Royal Commonwealth Pool, the Queens Hall, Festival Theatre, and many quality restaurants and bars. Edinburgh University's George Square campus is no more than 5 minutes walk away, whilst the Kings Buildings campus is about 20 minutes walk.

As a host, I believe that I possess the qualities you are looking for. Having done much overseas travelling myself, in particular to European countries, I fully appreciate and understand the importance of having accommodation that is safe, comfortable, warm and provided at a fair cost. I have a sympathetic understanding of cultural and religious diversity.
